Terms and Conditions

We are a very special site for nature and landscape so we do need to ensure that our guests know what we can and can't permit.  Terms and conditions are a contract with us in order to stay here - if you like them you are going to be suited to our site.  If you don't like them it is unlikely that this site will suit you.

About us - we are a tranquil, wild-life friendly, dark sky Certificated Location.  The following booking terms and  conditions will help to ensure that guest expectations match the type of site we are and help ensure safety on a working farm for people, pets, livestock and wildlife. Please do read through and check you are happy with everything as bookings are subject to any conditions herein.  Thank you.

Directions – Don’t go into the village as we are direct off the A381 just on the Newton Abbot side of the Pig and Whistle pub.

Our recommended route– From Totnes take the A381 towards Newton Abbot. Look out for us after a mile and a

half - on the left after the Pig and Whistle pub.

 If coming from Newton Abbot on the A381 we are exactly 1 mile after Red Post Garage – you will pass the sign for the Mare & Foal Sanctuary, slow down our farm is on the right and our drive entrance is by the third telegraph pole on the right.

Booking Terms and Conditions 2025

1.Bookings

We only take bookings from members of the Caravan and Motor Home Club and allow a  maximum stay of 21 days.

Bookings can be made by telephone 07799 857866 or via our booking enquiry form on the website.

The person making the booking must be a staying member on the pitch for the duration of the holiday.

Please note that we cater for single people,  families and couples only. We also welcome a maximum of two dogs per pitch.

Dogs must be kept on the lead around the farm as they could disturb farm animals or wildlife.

2. Arrival and Departure times

Guests are welcome to arrive between the hours of 1pm and 8pm on the day of arrival.

Pitches must be vacated not later than 12 noon on the day of departure. This allows time to mow pitches. You are welcome to stay on the site until 5pm but you must leave the pitch free for incoming guests.

3. Day visitors

Day visitors are welcome, but they should not arrive before 9am and leave by 9pm. You are responsible for your visitors and their behaviour

4.Pitches

All our pitches are grass.

Pup tents and gazebos are permitted on the pitch. However, if you are causing an obstruction or encroaching on a neighbouring pitch, we will require the item to be moved.

Only one electrical feed per pitch can be plugged in to the electrical supply. Additional feeds / adaptors are not permitted. A maximum of two cars are permitted per pitch.  In very wet weather we may ask you to park off site in the farm car park to preserve the grass.

5.Farm Hazards.

You are welcome to walk our farm tracks to the pubs and Littlehempston village. We also have a Public Footpath through part of the property between the Pig and Whistle pub and the village of Littlehempston.  All other areas are part of our private farm property with different levels of hazards and privacy issues so please respect any signage.  The woods are especially hazardous as a working woodland area with steep and high quarry edges in places.  CAMC members can enter some restricted areas, as signed, at their own risk. Children must be supervised in the woods please.

6.Toilet.

You are welcome to use the toilet in the blue hut. It’s shared with our farm and connected to our sewerage system ( Digester).

7. Contract

A contract exists as soon as the confirmation is issued. It is your responsibility to check this and tell us immediately of any discrepancies.

8. The price of the holiday

For any bookings of two nights or less in duration – the balance of payment is required in full at time of booking.

For any booking longer than two nights – a deposit of 20% is required with the remainder to be paid 14 days before the start of the holiday.

If the balance is not paid in full at least 14 days before the start of your holiday we are entitled to cancel your holiday.

9. Cancellation

You may cancel at any time.  The deposit is non-refundable, but we will refund the remainder if we are advised more than  1 week before the holiday start date.

In the unlikely event that we are unable to provide you with your holiday then we will of course give a full refund.

10.Website

While every care is taken to ensure that the details shown on the website are correct  we cannot accept responsibility for errors contained.

11. Breach of Terms.

Any persons in breach of these Terms and Conditions or who behaves in such a manner to cause offence to other guests may be asked to vacate the site together with all members of their party. In these circumstances the holiday ceases.
